Manja Pizza, which opened at the south end of Hatboro last year, has closed up shop.
Manja Pizza had survived Hurricane Sandy and the prospect of torrential flooding and damage, but apparently could not sustain the five-year lease its owners inked last year. Signs on the outside of the former eatery advertise a storefront restaurant and include a phone number for one of the 332 S. York Road property's owners, Linda Clauser of Horizon Property Management. Calls made to Clauser were not returned. But, another owner, George Kiriakidi, confirmed on Tuesday that Manja, had, in fact, closed up shop. "They closed," was all Kiriakidi said. The Hatboro Zoning Hearing Board rejected an application that called for the construction of two-story apartments in a frequently flooded area.
The Hatboro Zoning Hearing Board unanimously denied granting a special exception to allow 16 two-story apartments to be built in a flood-prone section of South York Road. Following six devastating floods since 1999, Horizon Property Management had hoped to build the residences where automotive businesses are currently situated at 332 S. York Road. The landlord had been seeking variances that would permit new construction in the floodplain and would allow for the clearing of all but Manja Pizza. But, during Wednesday's night's brief zoning meeting, the three-member board voted to reject the plan because the applicant had not "showed hardship" or the need for a special exception. The Hatboro Zoning Hearing Board reviewed an application Wednesday night for a known flood-prone commercial parcel on South York Road.
Following six devastating floods since 1999, a Hatboro landlord shared with the zoning hearing board Wednesday why he should be permitted to build 16 two-story apartments where automotive businesses are currently situated. Jim Case of Horizon Property Management said if the zoning hearing board grants the variances he is seeking to build residences in the floodplain, the premise of clearing all but Manja Pizza from 332 S. York Road would "improve the look of the town." As it stands now, Case said the existing handful of auto repair shops are 13 feet high. The Hatboro Planning Commission reviewed an application for 16 apartments proposed for a flood-prone South York Road property.
When asked if he would rather have the existing businesses at 332 S. York Road demolished as part of a government buyout, or move a land development application forward and build 16 two-story apartments, Jim Case suggested it was a coin toss. "Do you have a coin?" Case, a representative from Horizon Property Management asked Patch. When pressed, Case and his partner, George Kiriakidi said a buyout is the preference for the flood-prone property where Manja Pizza and a handful of auto repair shops are currently located. The owner of 332 S. York Road is planning to come before the Hatboro Borough Council in March to talk about a proposal to construct homes on the oft-flooded property.
Before plans advance to build 16 two-story townhouses or apartments in a flood zone, the Hatboro governing body is expected to hear more about the plan in March, officials said. Horizon Property Management LLC, which owns the 332 S. York Road structures housing a handful of car repair shops and Manja pizza shop, was supposed to go before the zoning hearing board last week to seek approval to knock down all but the restaurant on the 1.76-acre parcel to make way for 16 residential units. At the last minute, the owner postponed its appearance at the meeting.
