LeRoy's Flowers Hopes to Sell, Rent Space

The Hatboro-based flower shop has more space than it needs.

Second-generation LeRoy's Flowers, a flower business that's been a fixture in Hatboro for nearly 50 years, is looking to either downsize or relocate from its spacious North York Road building.

The 11,095-square-foot building is listed for sale on Zillow for $899,900. Owner LeRoy "Bob" LaBold Jr. said he is also looking to find like businesses–such as a decorator, a candy merchant, a bridal business, or even a cafe/coffee shop–to lease some of the two-story building's retail, office and possibly its basement space.

"The flower shop doesn't need the whole building," LaBold said. "I would rather stay here, because we've been here forever."

Another option, LaBold said, would be to sell the entire building and lease back a portion of it for LeRoy's operations, he said.

Latticework in place in a bridal area of the shop could help in partitioning off the flower shop from other prospective businesses, he said. Plus, that portion of the storefront offers access to the three upstairs offices, living space–potentially for a one bedroom apartment–as well as what could be a shared kitchen area and half bathroom.

"Ideally, we could just use the center section," he said.

LaBold, who took ownership of the business in 2001 from his father, said LeRoy's Flowers is not in jeopardy of closing its doors. Rather, he said deriving more income from the excess space makes good business sense.

"I still pay taxes on all this," LaBold said.

Business has been "slow," this summer, he said, but that's not anything out of the ordinary.

"With the flower business, we're kind of event and holiday driven," LaBold said. "It's kind of a roller coaster."
