History: According to Montgomery County property records, the parcel's last sale date was Feb. 27, 2001 to Encore Healthcare Associates II. Hatboro Main Street Manager Stephen Barth said the 1.0376-acre property, which houses 23 individual care rooms, closed six years ago and has been on the market ever since.

The Challenge: With a $1.4 million asking price and needed renovations, Barth said it has been seemingly easy for prospective buyers to pass up. "All the issues come down to money," Barth said. "In today's market, there's a lot of real estate available."

Interest: Besides Wawa, Barth said bed and breakfasts, as well as restaurants, have expressed interest.

Potential: Repurposing the building for some sort of mixed indoor and outdoor use would make sense since Barth said the property features an open courtyard in the middle.
